MAINTENANCE MANAGEMENT
The maintenance planning is integrated with workflow management, work orders, contract management and asset management. You can schedule corrective maintenance in response to requests or plan preventive maintenance based on maintenance schedules. The costs for time and materials can be specified for each maintenance type so that a budget can be established. The actual costs can be booked against a budget that has been defined in the maintenance contract.
The module can be configured for each user group by setting access rights to fields and functions. You can also define your own processes for modifying or creating data by defining custom workflows. Specific functions for your organization can be implemented on request. The standard functions of this module include:
Internet:
Customer and employees can submit and review requests online. Contractors can view work orders that have been assigned to them and can update the status after the work has been done.
Corrective maintenance:
Maintenance requests can be converted to work orders. Multiple request can be linked to a single work order and a request can be linked to multiple work orders.
Preventive maintenance:
Maintenance schedules can be assigned per building, area, equipment or type of equipment. For each type of maintenance you can define a unique workflow.
Multi year planning:
You can view the maintenance calendar as daily calendar, monthly calendar or multiple year calendar.
Planboard:
You can create cost overviews per year, month and day. You can assign internal employees or external contractors to workorders using a graphical planboard. You can see more information on a workorder by moving over the planboard, or by clicking on one of the symbols.
Periods:
You can specify the maintenance intervals in different units such as days, months, years or one time only.
Day of the week:
You can specify if maintenance should be carried out on a certain day of the week, or on any day of the week or during weekends.
Meter reading:
Maintenance can also be planned based on meter readings that have been entered. The maintenance dat can be planned based on interpolation of estimated meter readings.
Cost:
For each maintenance cycle you can define the cost for materials and labour and the estimated number of hours so that the total cost can be calculated.
Budget:
Every maintenance cycle can be linked to a contract and a budget so that it is clear who will carry out the work and how much it will cost.
Log:
For every object you can see which activities have been performed and what the total cost has been. This helps you to compare total costs of ownership of assets and properties.
Workflow:
Maintenance managers can define custom workflows with escalations and notifications. All participants in the maintenance process can view the workflow status and workflow process online.
